CLIENT: MARTEGO SDN BHD

STAGE : PLANNING SUBMISSION – 2014


On this project we were engaged to replace another architect whom had migrated overseas. This project which was located in the central KLCC area had an amazing plot ratio of 17, which was very high to Malaysians but not to the Hong Kong Developer.

This project consisted of Three 55 storey apartment blocks on a single podium and a smaller 24 storey Tower on a separate plot. The project was challenging as the towers were very close together and we had to ensure views were acceptable. Construction on the podium carparks had already started and we were limited in adjusting the structure.

It was challenging dealing with a client who was accustomed to projects in Hong Kong such as setbacks, carparks, proximity of towers, strata titles etc..

Amended Development Plans were submitted and tenders documentation were prepared. We subsequently resigned from the project due to dispute in payment of fees.


The client engaged us to assist them to fully realise the potential of the site; we proposed a 25 storey apartment block on a triangular shaped one acre left over land at the rear of an Existing Freemason Lodge Building. It was a challenging site but we were able to designed for 223 apartments with more than 400 carparks.

The unit sizes were small to cater for the needs of the members who wanted affordable units for their own use next to the Lodge Building; they did not need a big apartment as most were retirees and living on their own.
